Can I hand over the villa for management and, if so, what will be the charges?

Yes. We will be happy to manage your villa. Our fees will be 10% of the profit.

What kind of return can I expect should I hand over the unit for management?

Based on the demand for guesthouse tourism in the Maldives, we expect you to cover your investment in around 7 years.

How will the management determine profits?
  • Deduct all expenses (including maintenance fees, utilities).
  • Pay applicable taxes.
  • Deduct 10% of the profit as management fees payable to the manager.
  • Divide the balance among the owners who placed their villas in the management pool, taking into account the following:
    • Rates of each particular villa (beach villas and pool villas would sell at a higher rate than garden villas and villas without pools).
    • Total number of days the villa was placed in the management pool.
Can I spend my holiday if I hand over the unit for management?

Yes, since it is your property, you are free to enjoy it as you wish.

Can my friends stay in the unit I purchase?

Yes, since it is your property, you can host as many guests as you want free-of-charge.

Can I keep/bring pets to the unit I purchase?

Yes, you can bring or keep any pets allowed under Maldivian Law in the unit.

Will there be separate utilities meters?

Yes. Each villa will have its own registry which will be held in trust for the benefit of the buyers. Buyers will get a 99-year lease.

What is the lease period?

99-year lease.

Can I mortgage it?

Yes. You can mortgage the villa or its revenue or benefits.

What are the taxes I will be subject to pay?
  • $6 Green tax per night (can be adjusted from your profit).
  • 16% Tourism Goods and Services (can be adjusted from your profit).
  • 15% Business Profit Tax (applicable in excess of the minimum tax payable limit of $46,692 per annum, after deducting all operational expenses).
How will I receive payments?

Transfers will be made to your designated bank account.

How can I be sure of the proper maintenance of the property?

You will have real-time access to all common areas via the security camera system in the compound. You will also be able to view outside your villa via the main entrance door smart lock.

Can I resell the unit?

Yes, you can sell, transfer, or assign all your rights, interests, and liabilities in the villa to a third party at any time. We can also help you find a buyer. Our fees will be a 3% sales commission.

How far is the property from the Velana International Airport?

97 kilometers.

How can I access the property?
  • Via daily scheduled ferries (currently takes 90 minutes but in the future, we expect faster ferries).
  • Domestic airplane to Dharavandhoo Airport (20-25 minutes) followed by a 35-minute speedboat ride.

Am I entitled to citizenship or a residency visa in the Maldives once I purchase the villa?

No. Buying property or investing in the Maldives does not confer residency or citizenship. However, the country has a free online visa system which can be extended.

How peaceful is the island?

The island has zero crime rates. People don’t lock their doors. There have been no reported crimes on the island for the last 24 years.
